Martha's Vineyard · Historic Rentals

Stays inside preserved 18th and 19th century Vineyard homes.

Martha's Vineyard has one of the densest collections of preserved 18th and 19th century homes on the East Coast. The whaling captains' houses on North Water Street in Edgartown, the Methodist-era gingerbread cottages in the Oak Bluffs Campground, and the Federal-period homes along William Street in Vineyard Haven are not just architecture — they are working private residences and rental homes, lived in year after year by families who care about preserving them. A historic rental is a different kind of stay. The floors creak. The rooms are smaller. The light through the wavy old glass is unlike anything in a new build. For renters who care about character, there is no better kind of MV rental.

Why book a historic rental

Four kinds of historic Vineyard rental.

Historic does not mean one thing. Here are the four distinct historic rental segments on Martha's Vineyard.

01 / Edgartown captains' houses

Federal-era homes inside the National Historic District.

The captain's houses on North Water Street, South Water Street, and the surrounding lanes are the standout historic rentals on the Vineyard. Most were built between 1780 and 1840 during the whaling boom. Many are on the National Register of Historic Places. The exteriors are protected by the Edgartown Historic District Commission, which is part of why they look so consistent. Renting one means staying inside two centuries of preserved New England. The interiors range from museum-faithful to thoughtfully modernized; both are worth doing once.

02 / Oak Bluffs gingerbread cottages

Methodist-era summer cottages in the Campground.

The 318 gingerbread cottages in the Oak Bluffs Campground (Martha's Vineyard Camp Meeting Association) are some of the most photographed buildings on the island. Built in the 1860s to 1880s for the Methodist summer revival meetings, they cluster in a tight, walkable village around the Tabernacle. Cottage rentals here are small (typically 2-4 bedrooms), close-quartered with neighbors, and absolutely full of character. The Campground is a private association, so renting one means following specific community rules (quiet hours, no exterior alterations, deference to the year-round residents).

03 / Vineyard Haven William Street homes

Federal & Greek Revival on the William Street historic strip.

William Street in Vineyard Haven runs parallel to Main Street one block back, and it is lined with some of the most intact Federal and Greek Revival residences in New England. The street was largely spared by the 1883 fire that destroyed much of downtown VH, which is why it survives. Rentals here range from small captain's houses to grand Greek Revivals with full porches. The location is walking distance to the Steamship Authority ferry, Bunch of Grapes Bookstore, and the year-round restaurants on Main.

04 / Antique-furnished vs modernized historic

Two different ways to rent the same era of home.

Historic Vineyard rentals split into two camps. The first preserves the period interior: antique furniture, original moldings, no AC, smaller kitchens, beds that creak. The second renovates the inside while preserving the exterior: modern kitchens, central air, updated baths, contemporary art on Federal walls. Both are legitimate. The first is for guests who want the full immersion. The second is for guests who want the bones without the constraints. When you inquire, tell our rental team which experience you want.

Frequently asked

Questions about historic house rentals.

Answers our rental team gives most often when guests are planning a historic stay on Martha’s Vineyard.

What is a 'captain's house' on Martha's Vineyard?

A captain's house is a Federal-period (typically 1780-1840) home built or owned by a whaling-era ship captain. The defining features are a center chimney or twin chimneys, symmetric Federal facades, multi-pane windows with original wavy glass, and tall central hallways. Most are on North Water Street, South Water Street, and adjacent lanes in Edgartown. About 60 captain's houses still stand in the Edgartown Historic District.

Do historic rentals have modern amenities like AC and WiFi?

Mixed. WiFi is now essentially universal across MV historic rentals. Central AC is in about 40% of historic rentals, lower than the market average because retrofitting central air into a 200-year-old wood-frame home is expensive and sometimes architecturally restricted. Many historic rentals use ductless mini-splits or window units. Always confirm AC at booking.

Can I rent inside the Edgartown Historic District?

Yes. About 30 to 40 homes inside the Edgartown Historic District are in the active rental pool. The interiors are not protected by the Historic District Commission (only the exteriors are), so the interior experience varies widely from museum-faithful to fully modernized.

Are the Oak Bluffs gingerbread cottages available to rent?

Yes, a small number are. Cottage availability is governed by the Martha's Vineyard Camp Meeting Association. Most Campground cottages are owner-occupied during summer. The handful of rental cottages typically book very early. Renters are expected to follow Campground community rules: quiet hours, no exterior alterations, no parking inside the Campground gates.

What is Illumination Night?

Illumination Night is the third Wednesday of August in the Oak Bluffs Campground, when residents and renters light hundreds of Japanese lanterns hung from every cottage porch. It is a defining MV summer event. If you rent a Campground cottage in mid-August, ask about lanterns. Renters typically participate.

Are historic rentals more expensive than modern ones?

Sometimes meaningfully so, especially for the marquee North Water Street and South Water Street captain's houses with harbor views. Peak weekly rates run $4,000 to $30,000+ depending on size, district, and modernization level. Cottages and back-lane historic rentals start more affordably.

Can I bring pets to a historic rental?

About 20% of historic rentals accept pets. Many do not, given the antique furnishings and original floors. If a pet is non-negotiable, filter for pet-friendly historic homes from the start.

Are historic homes good for families with young kids?

It depends on the home. Antique-faithful interiors with breakable objects and steep narrow stairs are not always toddler-friendly. Modernized historic homes work fine for families. Ask the rental team about layout, stairs, and child-friendliness before you book.

Can I stay in a historic home year-round?

Many historic rentals are available year-round, though some Campground cottages close after Columbus Day and reopen in May. Holiday-season rentals (Christmas in Edgartown, second weekend of December) are a popular off-season niche, with discounted rates and a real wintertime village atmosphere.

Is the rental house I'm looking at really historic, or just decorated to look old?

Ask. The rental team will tell you the build year, district status (Edgartown, OB Campground, VH William Street), and any National Register listing. Build year on the town assessor record is the most reliable answer. A 1790 build with documented provenance is different from a 1990s build with shingle-style siding.
