30+ night Vineyard stays.

Monthly rentals on Martha's Vineyard are their own kind of stay, not just a longer version of weekly rentals. They are typically off-season (October through May), with rates that run 40-60% below peak weekly rates on a per-night basis. The renters are different: remote workers spending a month or two writing or coding from the island, snowbirds who used to head south and now winter on MV, families in transition between selling and buying, and the increasingly common multi-week summer extensions where families book July plus August together. Monthly rentals come with different considerations around utilities, snow removal, mail forwarding, and longer-term provisions. Below, the answers to the questions our rental team gets most often.

Why book a monthly rental

Four reasons guests book monthly.

Monthly stays solve four very different problems. Each has its own rental fit.

01 / Remote work from the island

Reliable WiFi, a real desk, and the off-season ocean.

Remote workers booking MV monthly stays have become the largest growth segment in the monthly rental market since 2020. The classic profile is a knowledge worker (writer, software engineer, consultant) booking October, November, or April for a month or two of focus time. The needs are specific: gigabit WiFi, a real desk with monitor space, a kitchen for actual cooking, and the option of solitude or company depending on the day. Monthly rates make the math work — typically $4,000-$8,000 for a month in shoulder season, which is comparable to a city short-term rental.

02 / Snowbird & retiree winters

Winter on the Vineyard, year-round services still working.

A growing number of retirees and semi-retirees are choosing to spend winters on MV instead of Florida. The island in winter is quieter, the dining scene at the year-round restaurants is real (the Black Dog Tavern, State Road, Beach Road, the Outermost Inn closes but plenty stay open), and a few essentials still operate (one grocery in each town, the medical center year-round, the year-round ferry). Monthly snowbird rentals are typically 2-4 month stays from December through March, often with the same renter year over year.

03 / Between-house transitions

Monthly bridge stays for sellers and buyers in transit.

The third common monthly renter is the family between houses. They sold their primary home, they are closing on the next one in six weeks, and they need a furnished place to live until then. Monthly transitional rentals on the Vineyard work well for this because the rental selection is furnished, the rates are reasonable (especially off-season), and the duration can flex from a month to four months without re-signing. Portfolio Properties' rental team works closely with our sales team on these stays, which often turn into longer-term decisions about the Vineyard.

  • Mail forwarding

  • Pet considerations
04 / Extended summer family stays

Booking July plus August as a single 60-night stay.

An increasingly common pattern is the family that books the same home for July and August together rather than separately. The advantage is rate negotiation (60-night rates almost always beat two 30-night rates), continuity (no mid-summer move), and the ability to leave the boat, the bikes, and the beach chairs in place for two months. Extended summer monthly stays are usually committed by the prior fall — by spring, the right homes for a 60-night summer hold are mostly gone.

Frequently asked

Questions about monthly rentals.

Answers our rental team gives most often when guests are planning a monthly stay on Martha’s Vineyard.

What is the minimum monthly rental stay?

30 nights is the standard minimum for what we call a monthly rental. Some owners flex to 28 nights to align with calendar months; others require 31. If you need exactly 30 days, ask — we typically can match.

Are monthly rentals furnished?

Yes. All Portfolio Properties monthly rentals are fully furnished and turn-key. Linens, kitchen equipment, basic toiletries, WiFi. You arrive with a suitcase and clothes. Unfurnished long-term rentals exist on MV but are a different market — we focus on furnished monthly inventory.

Are utilities included in a monthly rental rate?

About 75% of off-season monthly rentals include utilities (heat, water, WiFi, trash, electric). The rest separate them out. For summer monthly rentals, utilities are almost always included. Always confirm at booking — heat in February can add $300-$800 per month to a Vineyard utility bill.

Can I work remotely from a monthly rental?

Yes, and this is one of the largest monthly renter segments. Most of our monthly rentals have fiber or cable internet (typically 200-1000 Mbps). Confirm the WiFi spec at booking, and ask for a speed-test screenshot if reliability is mission-critical.

Can I bring my dog for a monthly stay?

About 35% of monthly rentals accept pets, which is higher than the weekly rate market. Owners are often more flexible on pets for longer stays. Standard pet fees apply ($150-$500 for the stay, sometimes more for multiple pets).

What about mail and packages?

Many monthly renters set up mail forwarding through USPS, which works to the rental address. Amazon and FedEx deliver to all MV towns. Some renters get a temporary PO box at the local post office (Edgartown, OB, VH, Chilmark) which is more reliable for sensitive mail.

Can I rent monthly for the entire summer?

Yes, but inquire by the prior fall. Summer monthly stays (June-September) are the highest-demand monthly tier, and the right homes for 60+ night summer holds are typically committed by November or December for the following summer.

How does payment work for a monthly rental?

Standard structure is a first-month deposit at booking, second month due at 60 days out, and remaining balance due at check-in or in equal monthly installments depending on length. Security deposits are typically $1,000-$5,000 refundable. Specific terms vary by owner.

What is the cancellation policy on a monthly rental?

Cancellation policies on monthly rentals are typically firmer than weekly because the owner pulls the home from the weekly market for the entire booked period. Most monthly contracts require a 90-day notice for full refund of the deposit, with shorter timeframes forfeiting the deposit. Travel insurance is strongly recommended.

Are there long-term (6+ month) rentals available?

Yes, but those move from the vacation-rental market into the seasonal or year-round-furnished rental market, which has different terms (Massachusetts tenancy law fully applies, owner cannot enter without notice, lease structure changes). We do a small number of these each year. Inquire directly — they are handled outside the standard rental booking flow.
