Winter on the Vineyard, year-round services still working.

A growing number of retirees and semi-retirees are choosing to spend winters on MV instead of Florida. The island in winter is quieter, the dining scene at the year-round restaurants is real (the Black Dog Tavern, State Road, Beach Road, the Outermost Inn closes but plenty stay open), and a few essentials still operate (one grocery in each town, the medical center year-round, the year-round ferry). Monthly snowbird rentals are typically 2-4 month stays from December through March, often with the same renter year over year.

The advantage is rate negotiation (60-night rates almost always beat two 30-night rates), continuity (no mid-summer move), and the ability to leave the boat, the bikes, and the beach chairs in place for two months. Extended summer monthly stays are usually committed by the prior fall — by spring, the right homes for a 60-night summer hold are mostly gone.

30 nights is the standard minimum for what we call a monthly rental. Some owners flex to 28 nights to align with calendar months; others require 31. If you need exactly 30 days, ask — we typically can match.

Are monthly rentals furnished?

Yes. All Portfolio Properties monthly rentals are fully furnished and turn-key. Linens, kitchen equipment, basic toiletries, WiFi. You arrive with a suitcase and clothes. Unfurnished long-term rentals exist on MV but are a different market — we focus on furnished monthly inventory.

Are utilities included in a monthly rental rate?

About 75% of off-season monthly rentals include utilities (heat, water, WiFi, trash, electric). The rest separate them out. For summer monthly rentals, utilities are almost always included. Always confirm at booking — heat in February can add $300-$800 per month to a Vineyard utility bill.

Can I work remotely from a monthly rental?

Yes, and this is one of the largest monthly renter segments. Most of our monthly rentals have fiber or cable internet (typically 200-1000 Mbps). Confirm the WiFi spec at booking, and ask for a speed-test screenshot if reliability is mission-critical.

What is the cancellation policy on a monthly rental?

Cancellation policies on monthly rentals are typically firmer than weekly because the owner pulls the home from the weekly market for the entire booked period. Most monthly contracts require a 90-day notice for full refund of the deposit, with shorter timeframes forfeiting the deposit. Travel insurance is strongly recommended.

Are there long-term (6+ month) rentals available?

Yes, but those move from the vacation-rental market into the seasonal or year-round-furnished rental market, which has different terms (Massachusetts tenancy law fully applies, owner cannot enter without notice, lease structure changes).
