Martha's Vineyard · Pool Rentals

Pool homes for a Vineyard summer.

Pool rentals are the top tier on Martha's Vineyard. AC and a heated pool are two of the most-requested features every spring, and they book up fast for July and August. A Vineyard pool home does what you would hope: it lets the kids swim before breakfast, it gives the grandparents a way to cool off without leaving the property, and it converts an evening at home into something worth staying in for. Most pool homes on the island are out by Katama, the Great Pond, Chilmark, or Aquinnah, set on larger lots where a pool fits without dominating the property. A few historic-district homes inside Edgartown village have added pools in the last decade, but those are the exception. Expect to book early.

Why book a pool rental

Four ways guests use a pool rental.

The pool is the anchor of the trip. Here is how different groups use it on Martha's Vineyard.

01 / Heated pool, year-round option

Heated pools extend the swim season into June and September.

A heated pool changes the math on a Vineyard trip. The ocean is honest about its temperature, which is great in August and harder in June or September. A heated pool lets you book the shoulder months without worrying about whether the kids will actually swim. Most Vineyard pool homes are heated to 82-84°F on request, and the heat is usually included in the weekly rate. Confirm with the rental team when you book.

02 / Private vs shared pools

Almost every Vineyard rental pool is private to the home.

Unlike many beach destinations, Martha's Vineyard does not have rental complexes with shared pools. When you book a pool home here, the pool belongs to the property and the property alone. That is part of what people are paying for: a quiet swim, no other guests, your group only. A handful of compound rentals share a pool across two homes on the same lot, but those are explicit and the pool is sized for the combined group.

  • Privacy fencing
  • Outdoor shower
03 / Pool plus ocean

The best rentals give you both a pool and a beach.

The classic Vineyard pool rental is on a larger lot near the south shore, with a pool in the yard and a short drive (or walk) to South Beach, Squibnocket, or Lucy Vincent. The pool handles the in-between hours and the days when the ocean is rough. The beach handles the rest. Pool plus walk-to-beach is the most-requested combination at Portfolio Properties for July and August, and it is also the first inventory to disappear.

  • Chilmark + Lucy Vincent
  • Aquinnah + Squibnocket
  • Great Pond + South Beach
04 / Family-friendly pool homes

Fenced pools, shallow ends, and gear that travels with the home.

Families with young children look for specific things. A fenced pool with a self-latching gate. A shallow end the kids can stand in. Pool toys, floats, and life jackets already at the house. Sometimes a pool alarm. Most Vineyard pool homes meet local code, which requires fencing on pools deeper than 24 inches. If you are traveling with toddlers or non-swimmers, mention it when you inquire. Our rental team will steer you to the safer fits.

Frequently asked

Questions about pool rentals.

Answers our rental team gives most often when guests are planning a pool stay on Martha’s Vineyard.

Are most pool rentals on Martha's Vineyard heated?

Most are. About 85% of the pool homes we manage have a heated pool available on request, typically held at 82-84°F. Heating costs are usually built into the weekly rate, but confirm before you book. Heated pools extend the swim season meaningfully into June and September.

When should I book a pool rental for summer?

Earlier than the rest of the market. Most July and August pool homes book between January and April. The trophy compounds and walk-to-beach pool homes are often committed by February. If you have your eye on a specific pool home, inquire in the fall for the following summer.

Are pools open year-round on the Vineyard?

No. Most Vineyard pool homes close their pools between mid-October and mid-April. Pool season for rentals is roughly May through September, with shoulder weeks available on request. A few homes with covered or heated indoor pools operate year-round, but those are rare.

Are the pools fenced for child safety?

Massachusetts code requires fencing on pools deeper than 24 inches, with a self-latching gate. Most Vineyard rental pools meet code. If you are traveling with young children, mention it when you inquire, and we will confirm the specific safety features for each property.

Can we use the pool after dark?

Most homes allow it. Pool lighting is standard on newer builds. Older homes vary. Some town quiet-hour ordinances apply after 10pm. Confirm at booking.

What is the typical peak weekly rate for a pool home?

Pool homes start around $9,000 per week and run to $40,000+ for the largest compound estates. The range depends on size, beach proximity, and view. Pool plus ocean view commands a meaningful premium over pool alone.

Is AC standard in pool rentals?

Increasingly yes. About 75% of pool rentals now have central AC or whole-house AC, which is a significant jump from a decade ago. The newer pool builds are almost always AC-throughout. Older renovations may have AC in the main rooms only. Confirm at booking if AC matters.

Can we add a pool heater to a non-heated pool rental?

Sometimes, with notice. A few owners will turn on the heat for an additional fee. Most do not. If a heated pool matters, filter for it from the start. Trying to add heat at the last minute rarely works.

Where on the island are most pool homes?

Most pool homes are in Edgartown (Katama, Great Pond), Chilmark, Aquinnah, and a smaller number in West Tisbury. Pool homes inside the historic villages are rare because of lot constraints. Up-island pool homes typically have more privacy and larger pools.

Are pool homes pet-friendly?

Some are. About a third of our pool homes accept pets, typically with a one-time pet fee of $150-$300 and a two-pet maximum. Pool fencing is required for homes that accept large dogs. Filter for pet-friendly pool homes when you search.
