Katama is the only neighborhood on the Vineyard where you can walk from a residential street to a three-mile public ocean beach without crossing a road. South Beach (Katama Beach) is public, with no resident sticker required, which means renters of walk-to-beach Katama homes have full access. The walk is typically 5 to 15 minutes depending on which Katama lane the house is on. Bring a towel. Skip the parking lot.

02 / Lucy Vincent walk (Chilmark)

Lucy Vincent walks require a Chilmark beach pass.

Lucy Vincent Beach in Chilmark is one of the most beautiful beaches on the East Coast, and one of the most restricted. Access from late June through Labor Day is limited to Chilmark residents and renters of Chilmark properties, who receive a beach pass with their rental. A few walk-to-Lucy-Vincent rentals exist on the back-lane roads off South Road. When you book a Chilmark walk-to-beach rental, confirm the pass is included.

East Chop Beach runs along the Sound side of the East Chop neighborhood in Oak Bluffs. The water is calmer than the south shore, the sand is softer, and the view points toward Cape Cod. Most East Chop walk-to-beach rentals are within a 3-7 minute walk down a residential lane. East Chop Beach has limited public access at specific entry points; walk-to-beach renters know which path their house uses.

Most properties we list as walk-to-beach are within a 10-minute walk to the sand, often 3-7 minutes. We do not list 20-minute walks as walk-to-beach. If the listing says walk to beach, plan on towel-and-sandals walkable, not a hike.

Which beaches require a resident sticker or pass?

Chilmark beaches (Lucy Vincent, Squibnocket, Menemsha) require a Chilmark resident or rental pass from late June through Labor Day. Aquinnah Town Beach requires an Aquinnah pass. Most other major MV beaches are public or have public access points, including South Beach, Oak Bluffs Town Beach, Joseph Sylvia State Beach, Owen Park, and East Chop Beach.

Does my rental come with the beach pass?

If you book a Chilmark rental, yes — your beach pass is provided by the rental agent or owner at check-in. Aquinnah rentals typically include the same. Lower-island towns (Edgartown, Oak Bluffs, VH) do not require passes for public beaches, so no pass is needed.

Can I park at the beach if I have a walk-to-beach rental?

You usually don't need to. The whole point of walk-to-beach is that you walk. If a beach lot is full in August (it often is), walk-to-beach guests do not care. Some neighborhoods do not allow rental guests to park at the beach lots regardless.

Are walk-to-beach rentals more expensive?

Generally yes. Walk-to-beach properties carry a 15-30% premium over comparable inland homes in the same town. The exact premium depends on how short the walk is and which beach. A 3-minute walk to East Chop Beach prices differently than a 15-minute walk to South Beach.

Are dogs allowed on Vineyard beaches?

It varies. From May 15 to September 15, most major Vineyard beaches restrict dogs to early morning and late evening hours, with leash requirements. Some beaches ban dogs entirely in peak season.
