The National Association of Realtors estimates 96% of all home buyers start with an online search for their next property, agent, or real estate firm. Many simply use their phone or mobile device which is why our website is mobile optimized.

We will connect with you and assess how we may best assist you.  This is the perfect opportunity to get to know each other and begin your search assisted by a knowledgeable and professional agent. 

Getting connected on our local search portal on our website will give you access to all of the listings on the Vineyard.  Other sites do not always portray up-to-date information and available properties. Your personalized search will automatically email you all properties within your desired area and price range.  Our agents will also keep you apprised of any “Coming Soon” listings and those that may not appear in an online search.

Our agents have become experts at virtual property tours and video tours when our clients are not able to attend in person.  Be sure to ask your agent for a virtual tour if there is a property you must see.

There are many unique aspects to purchasing properties on Martha’s Vineyard.  Zoning regulations, coastal zones, association covenants, Martha’s Vineyard Commission requirements and conservation restrictions are all a regular part of the due diligence research process.  Having an agent with the local knowledge and expertise to walk you through these important considerations is paramount. Please feel free to ask us any questions you may have at any time.

A comprehensive market analysis is an important part of our services as your buyer representative.  We carefully analyze the property you are interested in to make sure you are well positioned and well informed before making your initial offer.

It is important that your buyer agent be present for all inspections especially if you are not able to attend.  We attend all inspections so we may help you assess and process the reports from the inspectors.  If expert opinions are needed or additional assessment of the data is necessary, we have trusted partners who are ready to assist.

One of the most important partners in this process is your closing attorney.  If you do not have an attorney, please ask us for a list of local experts.  We love to join you at the closing table but if you cannot attend in person, Portfolio can arrange for you to sign all of the documents remotely or by Power of Attorney. We will also perform the final walk-through and attend the closing on your behalf.

Whether you’re a first-time homebuyer or a seasoned real estate investor, buying a home is an exciting yet occasionally complicated process here on the Vineyard. So, before you begin your search for the perfect property, here are four questions you should ask yourself.

What Am I Looking for?


Take the time to figure out what type of property you want to buy. You may have your heart set on a specific area of the island, but we invite you to keep an open mind. There are many different options on the market and it’s important to choose the property that best fits your needs at this time. Figuring out the town or neighborhood you want to live in can be eye-opening when you explore all of your options.  While a specific area might be familiar to you, the properties available in that area may not have all of the amenities you identified as important to you.  A good idea is to list out and prioritize your needs (proximity to town or beach, lot size, zoning, etc.) before you begin your search.

How Do I Make the Best Offer Possible?


We help you with the research and assessing the correct value for the property.  Your opening bid should be based on the recent sales trends of similar homes in the area.  Before making your opening bid, we will spend time and make sure you are fully informed.

 

Am I Financially Prepared?

A few months before you start searching for a home, review your credit history and make sure it is in good standing.  Get copies of your credit report, ensure that it’s accurate, and fix any issues you discover.  Pre-approval from a lender is based on your credit history, debt, and income.

What Can I Afford?

 

Before you begin your search, it is important to meet with your financial advisor or a mortgage expert to assess your purchasing power.  It is very important to come prepared to make an offer. This includes having a pre-approval or proof of funds at hand, or readily available, which will put you in a better position to make a serious offer once you find the right property.
