Seller Representation

Portfolio’s approach to selling your property is focused, innovative and thoughtful. Our focus is always on your desired result of selling your home for the highest price and at the best terms. Our mix of local and global connections, use of the latest technology and our caring guidance for our sellers results in a positive experience in every transaction.

From exquisite aerials to fabulous interiors, our images highlight the best features of your home and make it shine online.

A picture may be worth a thousand words, but a compelling description of your property will bring more buyers to your door. We will work with you to craft a description that gives potential buyers a true sense of what your property feels like, not just how it looks.

Our website is optimized for desktop and mobile. At home or on the go, buyers will have easy access to your listing. Portfolio is also connected to thousands of national and international real estate websites through syndication via our LINKMV and MVMLS affiliation.

We understand selling can be both exciting and challenging. Our intent at our first meeting is to get to know each other and give you an opportunity to ask questions about how we work . Touring your home with you will help us to make an informed evaluation of your home and the proper price and placement to best highlight its unique features.

The ultimate goal in pricing is to maximize the exposure and your profit from the sale. This can be a delicate balance. Portfolio is well versed in the local, regional and national market conditions and trends. Our approach to valuation is through research, local analytics, inventory absorption rates and buyer behavior in the marketplace.

It is not unusual for a property to need a few touch-ups prior to listing. We will make recommendations to you for any work we feel will help to best showcase your home. Please ask for our list of trusted vendors.

We want your home to be seen in the best possible light. To that end, if we feel some staging may be warranted, we will discuss those options with you.

At Portfolio, we believe our duty to our client is paramount. We do not practice Dual Agency. This means that your Portfolio designated listing agent will never represent a buyer while representing you with the sale of your property. We take our role as fiduciaries seriously.

The market here on the Vineyard is fast paced and intricate. You need a dedicated, full-time, experienced agent. Our team stands ready to assist when you need us. Whether a referral is needed for a home repair, you have a question or a concern or you want to discuss strategy, we are here to help. Call, text or email anytime!

Once a buyer makes an offer on your home, we’ll walk you through the contract, present you with your options, advocate for you, and use our expertise to predict any potential pitfalls. We want to make sure you understand everything that happens throughout your sale process.

Portfolio maintains an escrow account for all deposits and earnest money.

There are many details that need attention leading up to the closing — Attending home inspections, due diligence participation, meeting appraisers, smoke detector inspections, Title V certificates, Final walk through inspections, etc. We will be there at each and every step, prepared and ready to assist.

4 Questions to Ask Before Selling Your Home

Selling your home is a huge financial and emotional event. Proper planning and preparation makes the whole process easier. So, before you decide to put your home on the market, here are four questions to consider.

What Is My Home Worth?

Several factors go into determining your home’s market value. These include the condition of the property, square footage, location, amenities, as well as recent comparable property sales. For a snapshot of your home’s current value, you can enter your address in our Property Valuation form here. We will get back to you swiftly with an initial evaluation. Please keep in mind there are many factors that determine property values. Until we see your home in person, it is not a final determination of market value. Alternatively, you can look at a recent property tax bill to get your home’s tax assessed value, which is a percentage of your home’s fair market value. Feel free to reach out and ask our opinion.

How Can I Sell at the Highest Price Possible?

There are several simple, low-cost things you can do to boost the value of your home. These include eliminating clutter, professional cleaning, washing windows and walls, and installing higher wattage bulbs to create a brighter environment. Larger projects, like adding bedrooms and renovating kitchens and bathrooms, typically yield more substantial increases in sales price. Staging your home, which helps paint a picture of how buyers will use their new space, can also add value.

How Long Will My Home Be on the Market?

A few months before you start searching for a home, review your credit history and make sure it is in good standing.  Get copies of your credit report, ensure that it’s accurate, and fix any issues you discover.  Pre-approval from a lender is based on your credit history, debt, and income.
