Listing your home as a vacation rental is a real business decision. Before you sign on with any program, here are five things owners ask us most.
What Is My Home Worth as a Rental?
Rental income depends on bedroom count, location, walk score to a beach or town, amenities (pool, AC, parking, dock), and condition. We pull comparable bookings from the past two seasons for homes like yours and build a realistic projection of peak, shoulder, and off-season nightly rates plus expected occupancy. Most owners want to know one number: estimated annual gross. We will give you that number, and tell you honestly which weeks are likely to fill versus which weeks are speculative.
How Can I Maximize My Rental Income?
The two biggest levers are pricing strategy and listing presentation. We price dynamically, raising rates around the July and August peak, regatta weeks, and fair weekends, and softening for shoulder weeks to keep occupancy up. On the presentation side, professional photos, clear and specific listing copy, and a small list of well-chosen amenities (think outdoor shower, beach gear, fast WiFi) consistently outperform homes that look comparable on paper.
How Quickly Can I Get Booked?
Peak-season weeks (July through Labor Day) for Edgartown, Chilmark, and waterfront Vineyard Haven homes typically book within four to six weeks of listing if pricing is reasonable.
